“Harvey Goodman Realtor, a professional property management company based in Wheeling, WV, have been chosen to manage the Wagner Building – a seven-storey, 54,600 square foot historical building located in the heart of downtown Wheeling. This is a key appointment and reflects Harvey Goodman’s unique selling points – professionalism, versatility and hard work, in addition to its many years experience in the field of property management.”
Harvey Goodman Realtor, the property management company dedicated to maximizing client investment returns while maintaining quality housing opportunities for their residents, is excited to announce that they have been chosen to manage The Wagner Building.
The Wagner Building, also known as 2001 Main Street, is a seven-storey, 54,600 square foot historical building situated in the heart of downtown Wheeling. Built in 1909, the structure was repurposed as an office building in 2001 and since then has benefitted from renovations and improvements valued at over $1,000,000. It is part of a four-block redevelopment project called Celoron Plaza.
The building refurbishment produced Class A office space while maintaining the historical architecture and original character of the building. Distinctive characteristics of the period are present, including concrete columns, a band of terra cotta between the first and second floors, and decorative moulding at the parapet. At one time a railway siding led into the building, in line with its use as a warehouse. This is the only example of the Neoclassical Warehouse style in the district and unsurprisingly, the building is listed on the National Register of Historic Places.
The Wagner Building is adjacent to Orrick Law Firm’s Global Operations Center and boasts waterfront views. Centrally located, it is easily accessible from Interstates 70 and 470 as well as by public transportation. The parking ratio is 3.5 per 1,000, with abundant parking surrounding the building. The external parking lots, located to the front and rear are owned and managed by the City of Wheeling, which bears the associated operating costs.
The tenant mix in the Wagner Building has historically been both diverse and creditworthy. Law firms, architects, wealth management firms, and technology foundations are among past or present tenants. In addition, many of the current leases are long term.
As a licensed and experienced provider of professional investment property management services, Harvey Goodman Realtor was the obvious choice to manage this unique and enviable building. The property management company has a strong track record of professionalism, versatility and producing positive outcomes for clients and customers. Very few competitors in Ohio and West Virginia can offer their type of personalized and professional services.
Emily Goodman Shortall, a spokesperson for the company said; “We are absolutely delighted to be selected to manage the Wagner Building. We offer a level of comprehensive service and expertise that is comparable with much larger firms and this appointment is a recognition of our property management expertise.”
The reality is that commercial real estate properties and portfolios that are actively managed, not only perform better on an operating basis, but in most cases, the yield is also higher upon disposal. This raises the question: why is it that so many commercial real estate principals still attempt to manage their own portfolios? Of course, individual circumstances vary, but the most common reason usually boils down to the often false perception that savings can be had by avoiding third party management fees.
In the commercial real estate industry, as with many others, the competing forces of the “do it yourself” and “do it for you” business models are alive and well. In truth, professional management is a value added service in itself, while also adding value to overall property returns.
